What we do for you:
The property known as "Can Alegre" also advertised on Owners Direct ref. B965 (link:http://www.ownersdirect.co.uk/balearics/B965.htm ) is offered for holiday rental subject to confirmation by Jaki or Stephen White on receipt of the requested deposit amount to the account details provided. The villa will be cleaned to a high standard, well maintained and *prepared for 3pm on the day of your arrival. Bath towels and bathmats will be replaced mid week. All items mentioned on the webpage will be supplied. *beds made up and towels laid out including pool towels, kitchen basics (oils, dishwasher tablets, tea/coffee etc), toilet roll, shower gel and soap supplied.

Cancellation:
The balance of the rent together with the damage deposit (see clause 4) must be received by the 'owners' no less than 8 weeks before the start of the rental period. If payment is not received by the due date, the owners reserve the right to give notice in writing that the reservation is cancelled. A booking is only a reservation until the full balance is paid. On cancellation the client will remain liable to pay the balance of the rent unless the owners are able to re-let the property, hence our strong recommendation you all take out holiday insurance (see below). Every effort will be made to re-let the property. If this is possible then refunds of amounts paid will be made less any expenses or losses incurred in so doing.
The client is strongly recommended to arrange a comprehensive travel insurance policy (including cancellation cover – see above) and to have full cover for the party's personal belongings, public liability etc, since these are not covered by the owner's insurance.

Damage Deposit:
A damage deposit of £400 is required. We reserve the right to deduct any losses, breakage or damage caused to the property during your stay. Any extra cleaning costs will be charged to this deposit if the villa isn't left in a reasonable condition. The sum reserved by this clause shall not limit the client's liability to the owners. Minor damages such as a broken glass etc won't be charged for. The owners will account to the client for the damage deposit and activate the refund of the balance due, by Internet banking (when possible), within 48hrs of departure.

What you do for us:
You will vacate the premises at 10am on departure day and leave the villa in a tidy condition.
No more than 8 people can occupy the property unless the owner has given written permission. If over occupancy occurs then it will be deemed that the contract has been broken. You will be asked to leave or be refused occupancy. All monies paid will be forfeited.
The client agrees to be a considerate tenant and to take good care of the property and to leave it in a clean and tidy condition at the end of the rental period. Although a final clean is included in our prices, the owner reserves the right to make retention from the damage deposit to cover additional cleaning costs if the client leaves the property in an unacceptable condition (see damage deposit paragraph).
The client agrees not to act in any way that would cause disturbance to the residents in neighbouring properties
The property is a no-smoking property and smoking inside the villa will warrant the loss of all of the damage deposit. Responsible smoking is allowed in the outside area and we request that ashtrays are always used.

Other bits:

The client should report any complaints to the owners within 24hrs including defects in the property, breakdown of equipment or appliances in the property, garden or swimming pool. Complaints will be dealt with immediately so that arrangements for repair and/or replacement can be made as soon as possible. Whilst every effort will be made to rectify defects, the owners cannot be held responsible for extended delays outside of their control (e.g. workmen being unavailable, public holidays etc)
TV and WiFi reception can't be guaranteed, as this relies on circumstances beyond the owner's control (such as weather). Should the 'netbook' develop a fault requiring maintenance, a replacement can't be provided until its return, however if this is known prior to your departure you'll be informed so that if it's an essential requirement you can bring your own.
The owner shall not be liable to the client for any temporary defect or stoppage in the supply of public services to the property, nor in respect of any other matters beyond the control of the owner.
Under no circumstances shall the owner's liability to the client exceed the amount paid to the owner for the rental period.
